Built by a landlord who got tired of the spreadsheet
PropFlow started as the rent tracker we used to run our own apartments in Alabama: a spreadsheet for who paid, who owed, what the housing authority sent, and what each owner was due. It worked until it didn't. Formulas broke, notices were typed by hand, and closing the month took a weekend.
The big property management systems weren't the answer either. They're built for huge portfolios, priced with minimums and setup fees, and hard to reach when something goes wrong. So we built the software we wanted: one that runs the rental month and stays out of the way.
Today PropFlow handles rent and HAP, late fees, notices and evictions, repairs, and owner statements, on the web and on the iPhone. It's made for landlords and property managers, starting in the Southeast.
Simple beats clever
If a task takes three screens somewhere else, it should take one here. If it can happen on its own, like a late fee, it should.
The numbers have to be right
Every balance, statement and payout is checked against the books before we ship. Payments can't be edited quietly, and every change leaves a trail.
Prices you can read
Published per-unit prices, no setup fee, no contract. If we add something, you'll hear about it first.
