Your property manager uses PropFlow. The owner portal lets you see how your properties are doing any time. It's read-only: you can look, but not change anything.

Getting in

  1. Your property manager invites you. You'll get a text or email from them with the sign-in link.
  2. Open the link and sign in with the email or cell number they have for you. You get a code or link. No password.
  3. Agree to the terms the first time.
  4. The owner portal opens.

Tip: If it says no properties are linked to you yet, ask your property manager to add your ownership.

The Overview tab

  • This month so far: Income, Operating expenses, Net operating income and Occupancy.
  • Year to date: the same numbers, plus Cash flow, with your ownership share if you own part.
  • A chart of net operating income by month, with See the P&L.
  • Rent this month: Rent scheduled, Collected, Owed and Vacant units, and a line for each unit.
  • Your recent payouts, with All payouts.

If you own more than one property, pick it from the Property menu at the top. The tabs are Overview, P&L, Statements and Payouts.

Questions

Why do the numbers look different from my accountant's?

The portal is cash basis: money counts on the date it was actually paid in or out.

Can I see tenant names?

No. Owners see unit numbers and totals, never tenant names, phone numbers or ledgers.

How do I sign out?

Tap Account at the top right.
