Add a property by hand
Create one property and its units, with its late fee and lease details.

Use this when you have one or two properties to add. If you have a spreadsheet or rent roll with many, import it instead. Only the company owner can add properties.
- Go to Portfolio → Properties and click Add property.
- Under Property, enter the Property name, Street, City, State, ZIP and County (printed on leases). Check the Time zone. It decides when rent posts and late fees apply.
- Under Units, pick How units are named (letters A, B, C or numbers 1, 2, 3), the Number of units (1 to 500), and an optional Label before each unit, like "Apt".
- Under People on the lease, check the Owner entity (lessor) and fill in the manager, emergency maintenance phone and office contact line.
- Under Rent rules, set the Late fee type, the late fee amount, and Last day to pay without a late fee. For example, 5 means the fee applies from the 6th.
- Pick the month to Start tracking rent from. Earlier months show as not tracked.
- Click Create property.
You'll see the new property with its units. Next, bring in the tenants: import them from a spreadsheet or move them in one at a time.
Heads up: Pick Start tracking rent from with care. It can't be changed later in Settings. Most people pick the current month and enter what each tenant owes today.
