Get a unit rent-ready between tenants

Use the make-ready checklist to track cleaning, repairs and keys after a tenant moves out.

1 min read

A make-ready is a checklist for getting a unit ready for the next tenant: cleaning, paint, repairs, new locks. Start one when a tenant moves out so everyone can see what's left.

Start a make-ready

  1. Go to Operations → Make-ready. Units that are vacant or moving out show under Coming up.
  2. Click a unit there (or open the unit from Portfolio → Units).
  3. On the unit's page, click Start make-ready. The checklist opens.

Each checklist starts with common steps, such as Move-out inspection done, Patch and paint walls, Replace HVAC filter, Test smoke and CO alarms and Re-key or change locks.

Work the checklist

  1. Tick each step as it's done. PropFlow saves who did it and when.
  2. Add a note to a step (for example "Needs new blinds in bedroom").
  3. Remove steps that don't apply, or type a new one in Add a step and click Add.
  4. Set a Ready by date and any Notes, then click Save.
  5. Need a repair? Click + Work order next to Repairs. Work orders for the unit and their costs add up there.

Finish

When every step is ticked, click Mark rent-ready. The button stays off until nothing is left; remove steps you don't need. You'll see a warning if work orders are still open on the unit. If plans change, click Cancel this make-ready. A finished or canceled one can be opened again with Reopen checklist.

Heads up: A unit can only have one make-ready open at a time. Clicking Start make-ready again just opens the one already going.
