Set management fees and reserves
Set each property's management fee (a percent of rent and HAP collected) and the cash reserve kept back before owners are paid.

Each property has two settings that decide what owners get paid: a management fee and a reserve. Only the company owner can change them.
- Management fee: a percent of the rent and HAP collected for the property each month. Leave it blank for no fee.
- Reserve: cash kept on the property (for repairs and surprises) before anything is paid out to owners.
Set fees for all properties at once
- Go to Accounting → Close the month and click Fees & reserves.
- Properties are grouped by their main owner (the owner with the biggest share).
- Type each property's Fee % and Reserve $. For an owner with several properties, use Set all: with Apply fee or Apply reserve to fill them all.
- Click Save fees & reserves.
Or set them from an owner's page
- Go to Portfolio → Owners and open the owner.
- Under Management agreement, enter the Management fee % and Reserve per property.
- Click Save agreement. The fee and reserve are copied to every property where this person is the main owner.
How the fee is charged
When you close the month, PropFlow works out the fee (collected × fee %) and posts it as a Management fees expense on the month's last day. If you already entered management fee expenses for that month, for example with a repeating bill, it only posts the difference so you're never charged twice.
Questions
Is the fee charged on rent that's owed but not paid?
No. It's a percent of rent and HAP actually collected that month.
The close-the-month page says a property has no fee set.
That property's fee is blank, so no fee posts for it. Set one on Fees & reserves if you charge a fee.
Can a manager change the fee?
No. Managers see the fee but only the company owner can change fees and reserves.
