Change rent or renew a lease
Raise or lower rent, update the HAP amount, or renew a lease with new dates.

Use Change rent when the rent or the housing assistance amount changes. Use Renew lease when the tenant signs a new lease term. Both buttons are on the tenant page. PropFlow keeps the old rent for earlier months, so past statements don't change.
Change the rent
- Open the tenant and click Change rent.
- Pick when the New rent starts. Months before this keep the old rent.
- Enter the new Monthly rent ($).
- Check Rent assistance. If it's Section 8 (HAP) or Other assistance, enter what Assistance pays ($ per month) and the Next re-exam date.
- Check the Now and New amounts PropFlow shows, then click Save rent change.
Renew a lease
- Open the tenant and click Renew lease. (It only shows for current tenants with no move-out date.)
- Pick when the New lease starts. New lease ends fills in for one year minus a day; change it if needed.
- Enter the Monthly rent ($) and any rent assistance, just like a rent change.
- Click Save renewal.
- To make the new lease document, go to the tenant's Lease tab and click Create lease. See Create and sign a lease.
Questions
What if the new rent starts in the middle of a month?
PropFlow splits that month by days: the old rent for the days before, and the new rent from the start date on. The form shows the split before you save.
Can I date a change in the past?
Yes, back to the move-in date. If it starts this month or earlier, PropFlow adds a correction to rent already charged. If it starts before this month, only the owner can save it.
I only need to fix the lease end date. Do I use Renew lease?
No. Click Edit details on the tenant page and change Lease ends.
