PropFlow fills in a lease for you from the tenant's details and the property's settings. You can send it to sign online, or print it to sign on paper.
Make the lease
- Open the tenant, go to the Lease tab, and click Create lease.
- If PropFlow says the lease will have blanks, add the missing details in the property's settings first (the owner can do this).
- Check the Dates: Signed on, Lease starts and Lease ends.
- Check the Money: Monthly rent ($) (the full rent, including any HAP share), Security deposit ($), pet fees and the Early termination fee.
- Under Who lives there (Exhibit B), add ages if you like. Names come from the tenant's household. To change a name, use Edit details on the tenant page.
- Under Signing, fill in who Signs for the owner, or leave it blank to write it in by hand.
- Click Make lease.
Send it for signature
- On the lease, under Send for signature, check each tenant's email and phone.
- Check who signs for the owner, and add their email to hear when it's their turn. Tick Property manager signs too (agent line) if the manager signs as well.
- Click Send for signature. Tenants with an email get their signing link. For anyone without email, click Copy link and send it yourself.
- Tenants sign first. They type their full legal name and initials, and can draw a signature.
- When all tenants have signed, click Sign as owner (or Sign as manager).
When everyone has signed, the signed lease is saved on the tenant's Lease tab. If email is set up, it's also emailed to everyone with an email address. The Signatures list shows who has opened and signed. Use Email again to resend a tenant's link.
Tip: You can also print the lease or download the PDF, email it with Email lease, and choose Show to tenant so it appears on the tenant's private page.
Heads up: PropFlow's built-in lease is written for Alabama. If your property is in another state, have the owner set up your own lease under document templates before you use it.
Questions
I made a mistake on the lease. Can I edit it?
No. Open Void this lease, give a reason (like "wrong rent"), and make a new one. If it's out for signature, you can also click Stop signing (links stop working) so the old links can't be used.
Who can make a lease?
The owner or a property manager. Only the owner can sign as the owner.
