Track an eviction from notice to set-out
Open an eviction case after a 7-day notice runs out, then track the filing, court dates, judgment, writ and getting the unit back.

An eviction case keeps every step, date and cost in one place, from the notice to the day you get the unit back. PropFlow tracks the case; your lawyer and the court handle the legal work.
Heads up: Don't change the locks, remove belongings or shut off utilities until the sheriff carries out the writ. Ask your lawyer before accepting any payment during an eviction.
Start a case
- On Collections → Delinquency, click Start eviction on the tenant's row (it appears once they have a 7-day notice). Or go to Collections → Evictions and click Start an eviction, then choose the tenant.
- Check the Reason, Amount owed ($), Notice served on and Notice period ends. If the notice was made in PropFlow, these are filled in for you.
- Add the Lawyer, Lawyer's phone and Lawyer's email, and Filed on if it's already filed.
- Click Start eviction case.
Update each step
The case page shows a progress bar: Notice, Filed, Served, Hearing, Judgment, Writ, Unit back. Open each step as it happens and click Save:
- Filed with the court: filed date, case number, court, lawyer, court filing cost and lawyer's fee.
- Tenant served: when they got the court papers, and the answer due date.
- Court hearing: date and time.
- Judgment: date, what the court decided, money awarded and when the appeal period ends.
- Writ of possession and set-out: when the writ was requested and issued, and the sheriff set-out date.
For Alabama properties, PropFlow fills in the usual answer and appeal deadlines (7 days each) if you leave them blank. Always go by your court papers.
Use Add to timeline to log anything else, like "Sent lease, notice and ledger to the lawyer."
Finish the case
- You got the unit back: under Complete the eviction, enter the Day you got the unit back and a forwarding address if you have one, tick the confirmation box and click Complete eviction. The tenant is moved out as evicted, rent stops after that day, and they move to Past Tenants.
- It ended another way: under Close without an eviction, pick Paid and stayed, Moved out on their own, Dismissed by the court or We withdrew it, then click Close case.
