Send 7-day notices to everyone who's behind
Make 7-day notices to pay or quit, print them with the affidavit of service, record delivery, and track each tenant's deadline.

A 7-day notice tells a tenant to pay what they owe or leave. PropFlow fills in each notice from the ledger, prints it with an affidavit of service, and works out the last day to pay once you record how it was delivered.
Heads up: Right now the notice wording and deadline rules are written for Alabama: 7 business days after the tenant gets the notice, not counting weekends or Alabama holidays, and a mailed notice counts as received 3 days after mailing. If your property is in another state, check with your attorney before using it.
Make the notices
- Go to Collections → Notices. If you have more than one property, pick the property at the top.
- Under Who owes today, tick each tenant who should get a notice. The table shows Past rent, Late fees, Total due and their Last notice.
- Check the Date on the notices.
- If email is set up, choose who should get the notices as PDFs under Email them as PDFs to (handy for printing somewhere else).
- Click Make N notices. The notices open, ready to print. Click Print all N (or Print notice for one). Each prints with its affidavit of service.
Tip: You can also pick tenants from the Delinquency page across all properties at once.
Record how you delivered them
The deadline only starts once you record delivery, so don't skip this step.
- After you deliver the notices, use the After you deliver them box on the print page, or Not delivered yet on the Notices page.
- Tick the notices you delivered the same day, the same way.
- Fill in Delivered on, How (Handed to the tenant, Handed to an occupant 16 or older, Posted on the front door, or Mailed (first-class or certified)) and Delivered by.
- PropFlow shows the Last day to pay. Click Record delivery for N notices.
Follow each notice
Click a notice in the Notices list to see what was demanded, what they owe today, and its status: Not delivered yet, Due by a date, Paid, Deadline passed or Voided. From there you can update the delivery, email the PDF, Show to tenant on their portal, or Void this notice with a reason.
Questions
Does the notice include this month's late fee?
Only after the grace period ends. If you make notices during the grace period, PropFlow warns you that this month's late fee won't be on them.
What happens when the deadline passes?
The notice shows Deadline passed. Talk to your attorney, then use Start eviction from Delinquency. See Track an eviction.
Can I change the wording?
The owner and managers can click Edit wording on the Notices page. See Document templates.
Why does it warn about notices in the last 12 months?
When a tenant has had 2 or more notices in 12 months, PropFlow reminds you that under the lease a tenant can cure only twice in 12 months; a third cure needs your written consent.
