What each team role can see and do

Owner, property manager, accountant and maintenance roles, plus the simple portal view.

1 min read

Each person on your team has one role. The role decides what they see and what they can change. Set roles in Settings → Team.

  • Owner (Co-owner when you invite one): full control, including approvals, settings and the team. Only owners can import, add properties, change rent rules and edit lease wording.
  • Property manager: runs the properties. Records payments, moves tenants in and out, handles repairs. Changes to money already on the books, like voids and late-fee waivers, go to the owner for approval. See Approvals.
  • Accountant (read-only): sees everything, changes nothing.
  • Maintenance: work orders only. Sees requests, the unit and the tenant's phone. No rent or balances. Their menu has Work orders, Make-ready, Recurring tasks, Inspections, Units, Vendors and Share application. See The maintenance team view.

The simple portal

Managers and accountants can be given the simple portal. It's a short menu for people who only do everyday tasks: Home, Record a payment, Move in a tenant, Payments log, 7-day notices, Evictions, Rent roll and Share application.

An accountant on the simple portal doesn't see the buttons that record things (Record a payment, Move in a tenant, Evictions, Share application).

  1. Go to Settings → Team.
  2. Next to the person's name, change Full view to Simple portal (or back).

Questions

Can a manager approve their own void?

No. Voids and waivers they send go to Accounting → Approvals for an owner.

Why can't a maintenance tech use search?

Search shows tenants and balances, so it's for office staff only.
