Let tenants pay rent online

Connect Stripe so tenants can pay by card, bank or Cash App from their portal, with fees you set.

2 min read

With online payments on, tenants can pay rent from their portal by card, Apple Pay, Google Pay, bank account or Cash App. The money goes straight to your Stripe account. Online payments are off until you connect Stripe and turn them on.

Set it up

  1. Go to Settings and click Open on the Online rent payments card.
  2. Click Connect Stripe. Enter your business details and the bank account rent is paid into. It takes about 10 minutes. If you stop partway, click Finish Stripe setup.
  3. Wait for Stripe to approve your account. Click Check status to see where it stands.
  4. Set the fees and rules (below), then click Save fees and rules.
  5. Click Turn on online payments.

Only the company owner can connect Stripe or change these settings.

Fees tenants pay

You can add a convenience fee on top of rent. The tenant pays it, and it doesn't count toward their rent.

  • Credit card fee: a percent, a flat amount, or no fee. Also used for Apple Pay, Google Pay and cards Stripe can't identify. At most 10% or $500.
  • Debit card fee: also used for prepaid cards and Cash App.
  • Bank payment (ACH) fee ($): Stripe charges you 0.8% (at most $5) for a bank payment.

The page shows an example of what a tenant would pay each way.

Rules

  • Tenants can pay part of what they owe: let tenants pay less than the full balance.
  • Turn off online payment for tenants in eviction: accepting rent during an eviction can affect the case, so ask your attorney.
  • Also turn it off once a 7-day notice is delivered, until it's paid.

Questions

Do I need to record online payments myself?

No. When a payment goes through, PropFlow records it on the tenant's ledger for the month it was paid. If it fails, bounces or is refunded, PropFlow takes it back off.

Where do I see online payments?

The Online payments list on the same page shows the last 50, with the rent, fee, how they paid and the status (like Clearing, Disputed or Refunded).

How do tenants pay?

From their private tenant page. See Pay rent online.
